ICD Property is extremely proud to see our Market Square development shortlisted as a finalist in two categories of The Urban Developer’s 2022 Awards. The Urban Developer Awards recognise the best property development projects from across Australia and New Zealand in a variety of categories and built form sectors.

These prestigious awards provide a platform to celebrate leadership and success in the property industry, acknowledging developments that go above and beyond in their delivery to provide something spectacular to the built community, whilst providing a showcase to the broader community of the people, programs, places and projects that are positively shaping our cities.

This award recognises excellence in the sales, leasing, project marketing, public relations or corporate communications of an organisation or project.


This award recognises a project, initiative or product that demonstrates best practise sustainability in design, engineering, construction, building supplies or product development.

Looking towards sustainability, Market Square is redefining Adelaide’s standards by building on the existing iconic Adelaide Central Market to deliver a $400 million innovative, sustainable and vibrant mixed-use precinct. Comprising a public rooftop garden terrace, new marketplace retail, boutique residences, childcare, high-end hotel, and an all-electric A-grade office tower with carbon neutral base build, Market Square boasts impressive green credentials such as a 6-star Green Star, 5 and ½ star NABER, and Gold WELL rating, making it one of the greenest buildings in the entirety of South Australia. 

A partnership between ICD Property and the City of Adelaide – Market Square is a commitment between both parties to work together towards a better and greener future in line with the council’s ambition to become a carbon neutral city.  

Renewable energies are the way of the future and Market Square provides the opportunity and responsibility to influence tangible change in Australia’s landscape by future-proofing the project with best-in-class sustainable practices. 

There is no question that sustainable practices often require a bigger upfront investment but for ICD Property it was non-negotiable. 

Ousting fossil fuels in favour of renewable energy, Market Square will be one of Adelaide’s first all-electric office buildings, in addition to bringing an array of other earth-friendly measures to the market that are being delivered within the project.  

From a sales and marketing perspective, Market Square has been unprecedently successful – breaking records for fastest and most expensive property sales in Adelaide. From the get go, Market Square’s marketing campaign combined strategic creative, immersive and interactive touchpoints, unique partnerships, effective PR, media engagement, and a stand-out brand that gained widespread national interest and attention, ultimately delivering impressive results – with 80% of Market Square’s residences selling within the first weeks following launch. Making Market Square the fastest selling project of its kind in South Australian history. As well as setting a record for the most expensive Adelaide CBD property sold, with Market Square’s $5 million sub-penthouse.
